By making a reservation at Mas Lloretó, you accept the following Booking Conditions and House Rules. Please read them carefully to ensure a pleasant and trouble-free stay. Our aim is to provide you with a comfortable and safe experience.
I. Purpose of the Agreement
The purpose of this agreement is the rental of one of the two tourist accommodation units at Mas Lloretó: L’ORENETA, registered under number HUTCC-079349-44, or EL ROSSINYOL, registered under number HUTCC-079627-39, located at Calle Diseminada Mas Lloretó, 08289 Copons (Barcelona), by the Landlord to the Tenant, for a temporary tourist or holiday stay.
II. Acceptance of the Conditions
By confirming a reservation at Mas Lloretó, the guest expressly accepts the cancellation policy, the general rental conditions and the house rules set out in this document.
Should these booking conditions not be complied with, Mas Lloretó reserves the right to terminate the stay and require the guest’s immediate departure. Failing this, the Landlord may proceed with eviction in accordance with the applicable legislation, retain all or part of the security deposit and claim compensation for any loss or damage suffered.
III. Booking Procedure
1. Purpose of Mas Lloretó: Mas Lloretó is intended for families and groups of family members or friends. The property reserves the right of admission and the right to cancel a reservation for justified reasons communicated to the Tenant.
2. Acceptance: Payment of the deposit (first payment) implies acceptance of these booking conditions and the house rules of Mas Lloretó.
3. Payments:
• First payment: 50% of the total booking amount, payable when the booking is made by bank transfer or Bizum.
• Second payment: The remaining 50% of the total amount must be paid 7 days before arrival. This payment may be made by bank transfer or Bizum.
• Tourist Tax: The tourist tax must be paid on arrival, in cash or may be deducted from the security deposit. The current rate is €1.75 per person per night, up to a maximum of 7 nights. Guests under 16 years of age are exempt from this tax.
4. Security Deposit:
Before arrival, the Tenant shall provide a security deposit of €150 (one hundred and fifty euros) to cover possible damage to the accommodation, loss of keys or additional cleaning costs resulting from improper use of the property.
The security deposit will be refunded, where applicable, within a maximum of 2 days from the departure date, following inspection of the accommodation. However, if damage, deterioration or any other issue requiring verification, assessment or repair is identified, the refund period may be extended until the final amount has been determined.
If deductions are made from the security deposit, the remaining balance will be refunded to the Tenant after deduction of the cost of any damage or expenses incurred, which will be duly justified.
5. Personal and Non-transferable Nature of the Booking and Guest Registration:
The booking is personal and non-transferable and is considered confirmed once the deposit has been received and acknowledged by Mas Lloretó. Only the persons included in the booking and registered on arrival may stay overnight in the accommodation. Any assignment or subletting, even free of charge, is strictly prohibited.
• Registration Requirement: In accordance with the applicable regulations in Catalonia, all guests over the age of 16 must provide identification on arrival.
6. Booking Amendments:
Any amendment request must be submitted in writing to info@casaruralmaslloreto.com and remains subject to availability and written confirmation by Mas Lloretó.
IV. Arrival and Departure Times
• Check-in: from 4:00 pm to 11:00 pm.
• Check-out: from 7:00 am to 1:00 pm.
If you plan to arrive or depart outside these times, please contact us in advance.
V. House Rules and Community Living
The person making the booking is responsible for informing all accompanying guests of these rules. Any breach may result in immediate expulsion from Mas Lloretó without any refund and with total or partial retention of the security deposit.
1. Keys and Information: on arrival, Mas Lloretó will hand over the keys and provide the relevant information regarding the operation of the accommodation.
2. Peace and Respect: Guests must avoid any noise likely to cause disturbance between midnight and 8:00 am. No disturbing, noisy, unhealthy, harmful, dangerous or unlawful activities may be carried out on the premises. Parties, events or similar activities may only be organised with the Landlord’s prior approval.
3. Responsible Water Use: As our property is supplied by a potable water reservoir, guests are kindly requested to use water responsibly and consciously.
4. Minors: Adults accompanying minors are solely responsible for them and for any damage they may cause.
5. Pets: Pets are allowed subject to the Landlord’s prior approval and a surcharge of €8 per night per pet. Pets are not allowed on beds or sofas and may not be left alone in the accommodation. Failure to comply may result in additional cleaning charges or deductions for damage caused.
6. Vehicles: Parking is available free of charge within the property grounds.
7. No Smoking: Smoking is prohibited inside the apartments. It is only permitted outdoors and with extreme caution during periods of fire risk. If smoking takes place indoors, an additional ozone-cleaning charge of €75 will apply and will be deducted from the security deposit.
8. Use of the Accommodation and Common Areas: The Tenant undertakes to use the accommodation, common areas, furniture and equipment responsibly and respectfully. The Tenant shall be liable for any damage caused through misuse or negligence.
9. Liability for Theft: Guests are advised not to leave valuables unattended and to ensure that doors and windows are properly secured when absent. No claim may be made against Mas Lloretó for theft, burglary or loss of personal belongings, provided that reasonable security measures have been implemented.
10. Limitation of Liability of the Owner: The Owner shall not be liable for losses, damage, cancellations or additional expenses beyond their control.
11. Forgotten Property: The Owner is not responsible for lost or forgotten items, although any items found may be returned at the guest’s expense.
12. Maximum Occupancy: Guests must respect the maximum occupancy stated in the booking.
13. Visitors: Any visitors must be notified to the owners in advance.
14. Access by the Owner: The guest may not refuse access to the Owner or their representative where requested in advance for justified reasons.
15. Customer Service: In unforeseen circumstances (weather conditions, power cuts, etc.), assistance may not be immediate. Unlike a hotel, the property does not provide a 24-hour reception service.
16. Furniture and Equipment: Any furniture or equipment moved during the stay must be returned to its original location before departure.
17. Protection of Furniture and Household Linen: Household linen is intended exclusively for personal use and must not be used for cleaning or any other purpose.
18. Departure Cleaning: The accommodation should be left reasonably clean and the kitchen should be left tidy with clean utensils. If excessive cleaning is required, an additional charge of €100 may be deducted from the security deposit.
VI. Cancellation Policy
• Bank charges relating to any refund shall be borne by the guest.
• Reservations may be cancelled free of charge if notice is given more than 7 days before arrival.
• Any cancellation made within 7 days of arrival will incur a charge equivalent to 100% of the total cost of the stay.
• In cases of force majeure duly supported by evidence, the charge will be reduced to 50% of the total cost of the stay.
• Cancellation requests must be sent in writing to info@casaruralmaslloreto.com.
VII. Personal Data Protection (GDPR)
The information provided will be processed in accordance with data protection legislation.
VIII. Jurisdiction and Applicable Law
For the resolution of any dispute arising from the interpretation or performance of this agreement, the parties submit to the Courts of Igualada and to the applicable Spanish and Catalan legislation.
